CleverNester is the first verified, trusted digital property marketplace built specifically for African and Caribbean markets. We connect buyers, renters, agents, developers and diaspora investors with verified, transparent property listings — with safety intelligence, compliance-first agent verification and multi-currency support built in from day one.

CleverNester launches in African and Caribbean cities that meet our compliance and infrastructure criteria. Current target markets include Lagos (Nigeria), Nairobi (Kenya), Accra (Ghana), Kigali (Rwanda), Cape Town and Johannesburg (South Africa), Kingston (Jamaica), Bridgetown (Barbados), Port of Spain (Trinidad & Tobago) and St George's (Grenada).
Every agent and developer must submit professional licensing credentials — such as a LASRERA licence in Nigeria, EARB registration in Kenya, or equivalent — before any listing goes live. Property documentation references are checked before publication. Listings that do not meet our verification standards are not published.
CleverNester is registered in England and Wales and operates under UK GDPR, Nigerian NDPR and applicable Caribbean data protection frameworks. We will never sell your data. You can unsubscribe and request deletion of your data at any time by emailing hello@clevernester.com.
For Buyers
Once launched, you will be able to search by location, price range, property type, number of bedrooms and safety rating. All results show only verified listings from licensed agents or registered developers. You can save searches, bookmark properties and contact verified agents directly through the platform.
Every agent on CleverNester displays their professional licence number, issuing body and verification status. We cross-reference each licence against the relevant regulatory authority — for example LASRERA in Lagos or EARB in Nairobi — before any listing is published. You can see exactly which credentials have been verified on each agent's profile.
Yes. CleverNester is designed for remote buyers. You can enquire, receive documentation, schedule a virtual tour and pay a reservation deposit — all securely through the platform, in your own currency. We support GBP, USD, CAD, NGN and Caribbean dollar currencies.
CleverNester requires agents to upload key title documentation references at listing stage. For Nigerian properties this includes Certificate of Occupancy (C of O), Deed of Assignment, or Survey Plan references. Documentation requirements vary by country. Our platform guides you through what to expect for each market.
CleverNester does not provide legal advice. We strongly recommend that all buyers engage a qualified local property lawyer before committing to any purchase. We can connect you with verified legal professionals in each of our launch markets.
Report it immediately using the flag/report button on any listing. Our compliance team investigates every report within 24 hours. The listing will be suspended pending investigation, and the relevant regulatory authority will be notified if fraud is confirmed.
For Renters
Yes. CleverNester covers four rental categories: Long-Term Letting (monthly and annual tenancies), Short Stay (2–30 nights for travellers and diaspora visitors), Digital Nomad Stays (1–6 month furnished rentals with fast Wi-Fi and flexible contracts) and Holiday Accommodation.
CleverNester provides standardised tenancy agreement templates for each market, drafted by local legal professionals. All long-let listings must use compliant tenancy documentation. This protects both tenants and landlords.
Payments are processed securely through the CleverNester platform. We support multi-currency payments and provide both tenants and landlords with a full transaction record. Funds are held securely and released to the landlord upon confirmation of tenancy commencement.
CleverNester operates a transparent dispute process. All deposit transactions are recorded on the platform. In the event of a dispute, our resolution team reviews the tenancy record and facilitates a fair resolution in line with local rental law. We also partner with regulated deposit protection schemes in each market.
Yes. All CleverNester listings are required to include a full photo set and, where available, a virtual tour. You can ask the agent or landlord specific questions through the platform's messaging system before committing.
For Estate Agents & Realtors
Join the waiting list and indicate your role as an estate agent or property professional. When we launch in your market, you will be invited to complete professional registration by submitting your licence number, issuing authority and proof of registration. Verification takes up to 5 business days.
CleverNester accepts: LASRERA licence (Lagos, Nigeria), ESVARBON registration (Nigeria), EARB registration (Kenya), GPL registration (Ghana), RDB registration (Rwanda), PPRA registration (South Africa), Real Estate Board of Jamaica registration, BREA registration (Barbados), TTREA registration (Trinidad & Tobago), and equivalent professional credentials in other markets.
You upload your listing once — photos, description and documentation. CleverNester formats and publishes it to our full buyer network: diaspora investors in the UK, US and Canada, local buyers, digital nomads and corporate relocators. We manage enquiries, marketing reach and secure payment processing. You receive qualified leads and payments — without managing multiple channels.
Early access registrants receive founding partner rates. Full commercial fee structures will be published before our launch. We operate on a subscription model with per-listing and transaction-based pricing options. There is no fee to register your interest or join the waiting list.
CleverNester is specifically designed to serve diaspora buyers in the UK, US and Canada who want to invest in African and Caribbean property. Your listings are presented in multi-currency format (GBP, USD, CAD), with safety intelligence and neighbourhood data that international buyers need to transact remotely with confidence.
For Property Developers
CleverNester gives developers access to a verified, international-ready buyer pipeline. We publish off-plan project pages with progress updates, floor plans and milestone reporting. Your development is presented to diaspora investors, local buyers and institutional purchasers across the UK, US, Canada and in-market.
Developers must submit company registration documentation (CAC in Nigeria or equivalent) and proof of development ownership or authority to sell. Off-plan projects must include planning approval documentation. All developer credentials are verified before any project page is published.
Yes. Off-plan listings are a core CleverNester category. Your project page includes progress tracking (foundation, structure, finishing, handover), floor plans, show-home photos and a verified developer badge. Buyers can express interest and pay reservation deposits securely through the platform.
CleverNester requires developers to provide planning approval documentation, company registration and a development timeline. Reservation deposits are held in a protected account until handover milestones are met. We partner with escrow providers in each market for added buyer protection.
For Diaspora Buyers & Investors
Yes. CleverNester is built primarily for diaspora buyers who want to invest in their home markets from abroad. Every feature — multi-currency pricing, remote reservation, virtual tours, verified agent contact and safety intelligence — is designed to enable confident transactions from thousands of miles away.
All payments through CleverNester are processed via our regulated payment partner, which supports GBP, USD, CAD, NGN and Caribbean currencies. Reservation deposits are held securely until specified conditions are met. We strongly recommend using regulated remittance channels and never sending money outside the platform to an individual.
While we encourage in-person visits where possible, CleverNester is designed for remote buyers. Every listing includes verified photos, neighbourhood safety scores, infrastructure ratings and, where available, a virtual tour. You can also request a live video walkthrough from the verified agent directly through the platform.
Every listing on CleverNester displays a neighbourhood safety score, flood risk indicator, infrastructure quality rating (power, water, road access) and proximity-to-amenity data. This data is drawn from local government open data, third-party providers and community-sourced intelligence, updated continuously.
Every agent and developer on CleverNester has been professionally verified against their licensing authority register. Title documentation references are checked before publication. Payments are processed through the platform — never directly to individuals. Our fraud reporting system is reviewed within 24 hours and we work with local authorities where fraud is confirmed.
Tax obligations vary significantly by country of purchase and your country of residence. CleverNester does not provide tax advice. We strongly recommend consulting a qualified accountant familiar with both your home country and the market you are investing in before completing any purchase.

For Landlords
Join the waiting list as a landlord. When we launch in your market, you will be invited to create a landlord profile, submit property documentation and upload your listing. CleverNester then markets it to our verified buyer and renter network and handles enquiry management and secure payment processing.
No. Landlords can list directly on CleverNester without an agent. Where you prefer professional management, CleverNester can connect you exclusively with verified, licensed agents in your market. The choice is yours.
CleverNester processes all rental payments securely through the platform. Funds are released to you promptly following tenancy commencement confirmation. Multi-currency support means your tenants can pay in GBP, USD, CAD or local currency — we handle the conversion and transfer.
All rental payments are processed through CleverNester, which provides a full payment record and automated reminder system. For long-term tenancies, we partner with local dispute resolution services. Our platform gives you complete visibility over the payment status of every tenancy at all times.
